How it works
Gross rental yield = (monthly rent × 12) / home value. A $400,000 home renting for $2,400/month yields 7.2% gross. Investors compare this against typical mortgage rates and across markets to gauge cash-flow potential.
Net yield assumes roughly 40% of gross rent goes to property tax, insurance, maintenance, vacancy, and management — the standard "50% rule" trimmed for typical single-family rentals.
