1. Acceptance of Terms
By accessing or using HousingHandbook (the “Site”), you agree to be bound by these Terms of Service (the “Terms”). If you do not agree with these Terms, do not use the Site.
2. Nature of Service
HousingHandbook is an informational reference site providing data and educational content about US residential real estate. We do not provide financial, investment, real estate, tax, or legal advice. We are not registered as an investment adviser, broker-dealer, real estate brokerage, or tax preparer. Nothing on this site should be construed as a recommendation, solicitation, or offer to buy, sell, or hold any property, security, or financial product.
3. No Warranty of Accuracy
Data on HousingHandbook is sourced from third parties (including but not limited to Zillow, FEMA, U.S. Census Bureau, and other public sources), computed using stated methodologies, and provided “as is” without warranty of any kind, express or implied. We make no representation that any data is accurate, current, complete, error-free, or fit for any particular purpose. Users must independently verify any data before relying on it.
4. Limitation of Liability
To the maximum extent permitted by law, HousingHandbook and its operators are not liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of, or inability to use, the Site or its data. This includes any financial, real estate, or other decisions made in reliance on information from this Site. Your sole remedy for dissatisfaction with the Site is to stop using it.
5. Permitted Use / Restrictions
Users may access and view content for personal, non-commercial reference. Without prior written permission, users may not: scrape, mass-download, or systematically extract data from the Site; republish or resell content; use the Site or its data to train machine learning models or build competing products; or use automated tools that place undue load on the service.
6. Intellectual Property
The Site’s content, design, methodology, and trademarks are owned by Ramakrishna Tipireddy, operating as HousingHandbook (and, following formation of our operating entity, by HousingHandbook LLC, a California limited liability company). Third-party data carries its own attribution and terms as stated on the Data Sources page.
7. Third-Party Links and Data
The Site may link to third-party sites and uses third-party data sources. We do not control and are not responsible for the content, accuracy, or practices of third parties. Use of third-party services is subject to their own terms.
8. Changes to Terms
We may update these Terms from time to time. The “Last updated” date will reflect changes. Continued use after a change constitutes acceptance.
9. Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of California, without regard to conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in Alameda County, California, and the parties consent to jurisdiction there.
(Note: many consumer sites use mandatory arbitration clauses here. Enforceability varies and California has specific rules. This section is being reviewed by counsel and may be revised.)
